But it is much harder in my opinion to raise capital for a blind fund like this than it is for a project specific Because when you’re doing a project specific you’ve got the data, right? You’ve got the property somebody an investor can look at your property. They can look at the market It’s in they can look at the condition. They can look at the pretty pictures. They can look at the pro forma They can know what your assumptions are and they can challenge those assumptions. They can be like hey This guy thinks that he’s gonna get 8% rent growth for the next five years. I don’t think that’s accurate I think you’re gonna be able to get to or you’re gonna be flat you can mess around with that and And then still make your decision, you know, whether you want to invest or not with a blind fund You don’t have any of that stuff, right? The investor doesn’t have the ability to a challenge the assumptions you have in a particular deal They just have to take they have to have confidence in you and just accept that you’re gonna do a really good job But you’re there I’m gonna give you my money and then you’ve got the experience and the team to go find an asset That that’s going to work.
